PLEASE READ THESE TERMS AND CONDITIONS CAREFULLY AS THEY CONTAIN IMPORTANT INFORMATION REGARDING YOUR LEGAL RIGHTS, REMEDIES AND OBLIGATIONS.
Overview
These terms and conditions apply to both vacation property owners and/or property mangers (hereafter referred to as Listers) and vacationers (hereafter referred to as Renters). By using the site, you agree to comply with and be legally bound by these terms and conditions. If you do not agree to these Terms and Conditions, you have no right to obtain information from or otherwise continue to use UnRents.com (also referred to hereafter as “the Site”). You acknowledge and agree that by accessing or using the Site by downloading or posting any content you are indicating that you have read and that you understand and agree to be bound by these terms whether or not you have registered with UnRents.com.
You must be at least 18 years of age to use this site.
UnRents.com is an online platform through which Listers may create listings for properties. Renters may learn about and commit to rent said accommodations for a price agreed upon with the Lister through the site. You are able to simply view content on the site without registering. However, in order to use the site as a Lister or a Renter, you must register on the site with a valid e-mail address. You understand that by providing UnRents.com with your e-mail address, you are opting in to receive periodic e-mail communications from the site. UnRents.com will not sell or share your e-mail address with third parties, but may have to in certain cases if required by law.
UnRents.com has no control over the conduct of the Listers, Renters and other users of the Site and disclaims all liability in this regard. UnRents.com does not have an obligation to conduct background checks on neither Listers nor Renters.
Listers and Renters are solely responsible for all communications and interaction with each other. You understand that UnRents.com does not make any attempt to verify the statements of users of the site. Listers and Renters agree to take reasonable precautions in all communications and interactions with other users of the site.
Listers and Renters understand that by using the Site, neither party is obligated to follow through with a transaction that was agreed upon through using the site. Specifically, if a sale closes, the Renter is not obligated to pay the Lister. And the Lister is not obligated to rent the advertised property to the Renter. UnRents.com is simply an online platform where Listers and Renters can meet and agree to a transaction in a non-committal way. If Listers and Renters want to enter into a binding agreement after meeting on UnRents.com, that is an issue of their own concern.
You understand and agree that UnRents.com is not a party to any agreements entered into between Renters and Listers. You also understand that UnRents.com is not a licensed real estate broker or agent. UnRents.com does not own, sell, resell, furnish, provide, rent, re-rent, manage and/or control properties.
UnRents.com is not responsible for any claim between Renters and Listers.
These terms and conditions are subject to periodic review. UnRents.com reserves the right to update and/or modify these terms and conditions from time to time without any reason and without notice.
About Using UnRents.com as a Renter
Properties listed on the site are not the responsibility of UnRents.com. Information on the site is user-generated much in the same way as a classified ad. UnRents.com is a venue where Renters and Listers can meet online and arrange for bookings of accomodations. Listers create their own content with the expectations of connecting with buyers.
Renters are solely responsible for performing their own due diligence to ensure that the property they are renting is an actual property and not a falsified and or fraudulent listing. Renters are urged to investigate any and all claims made by Listers. ANY BOOKINGS WILL BE MADE AT THE RENTER’S OWN RISK.
Renters understand that each Lister has their own set of rules regarding contracts, refunds, cancellations, fees, and such. UnRents.com recommends that Renters obtain a written notice of these rules. UnRents.com is not responsible for refunds of rental fees or any other fees associated with the rental of any property listed on the Site.
It is the responsibility of the Lister to provide such an agreement if they so choose. If a rental/lease agreement is in use, it is the responsibility of the Renter to make sure they fully understand the agreement they are entering. UnRents.com has no involvement whatsoever in these agreements. Agreements are between the Lister and the Renter.
About Using UnRents.com as a Lister
Anyone with a valid e-mail address may use UnRents.com to find a vacation home. It is the responsibility of the Listers to perform due diligence to ensure that the Renters are not fraudulent.
If you are listing a property on UnRents.com:
In order to list your property on UnRents.com, you must list the valid physical address of the property on the listing you create. Your listing will be made publicly available via the Site. Renters will be able to bid or offer a price for your property via the site based on the information you provide in your listing. You can either offer your property for sale via an auction, fixed price, or both. BE SURE THAT IF YOU USE AN AUCTION FORMAT THAT YOU SET A RESERVE PRICE THAT YOU FIND ACCEPTABLE. IF YOU DO NOT, YOU RUN THE RISK OF COMMITTING TO RENT YOUR PROPERTY AT A RATE YOU FIND UACCEPTABLE. You understand and agree that once a Renter offers a price that you have set as your acceptable limit, you may not altar said price.
You acknowledge and agree that you are responsible for any and all listings you create. It is recommended that you enter into your own self-generated rental/lease agreement with renters you engage in business with via UnRents.com. Any agreement you enter into with a Renter is between you and the Renter and UnRents.com is not a party thereto.
Fees
In consideration for providing services, UnRents.com will collect conditional fees from Listers. There are no fees charged to Renters using the site.
Listers will be responsible for paying a fee of 8% of the rate agreed upon between Lister and Renter (plus taxes where applicable) to UnRents.com if and only if listing results in a successful sale. An invoice will be sent to the e-mail address used to create the Lister’s UnRents.com account. If listing does not result in a sale during the period it is listed on the Site, Listers will not be charged for using the Site.
If for any reason the Renter cancels AFTER a purchase agreement is entered into with the Renter, the Lister is still responsible for paying UnRents.com for the listing. UnRents.com is not responsible for any cancellations on the Renter’s part post-sale.
Monetary transactions for the actual rental (including rental fees, security deposits, credit card fees and any other monies required by the Lister) between Listers and Renters are to take place independently of UnRents.com. UnRents.com is not involved with these transactions. Therefore UnRents.com cannot guarantee that Lister will complete the transaction. In addition, UnRents.com does not guarantee that Renters will pay for the property they are committing to rent.
Listing Accuracy
UnRents.com is not responsible for any information provided in a listing. UnRents.com is not responsible for errors or malfunctions with the software that may cause a dispute between a Lister and a Renter. In the event of a dispute, UnRents.com will not be a party to, or offer resolution to, disputes between Listers and Renters. A price settled upon through UnRents.com is no more than an agreed upon number and is not legally binding until the Lister and Renter enter into an independent rental/lease agreement that both parties sign. Renters are responsible for clarifying any questions or concerns with Listers before agreeing to rent the property.

Renters and Listers assume all liability for use of UnRents.com. UnRents.com is not responsible for the accuracy of the content and information that is posted on this website.
UnRents.com is akin to a classified website or listing. It serves as a tool where Listers can list available properties. Renters may browse these listings and inquire about and/or commit to renting a property. Content regarding properties for rent is 100% user generated. Therefore, UnRents.com has no control over the accuracy of the advertisements placed on the site.
UnRents.com has no control over the following:
- The quality of the advertised property
- The safety of the advertised property
- The legality of ownership of the advertised property
- Truth and/or accuracy of information of the advertised property
- The ability of the owners and/or managers to rent the advertised property
- The ability of the Renters to rent the advertised property.
UnRents.com expects that Listers who list properties on the site provide truthful and accurate information, however we cannot guarantee this or control the actions of the Listers who use the site. By using UnRents.com you agree to accept these risks. Verification of the information published on UnRents.com is the sole responsibility of the Renter.
Listers are solely responsible for the accuracy of the information contained in their listings. If a Lister uses photographs of the property being offered for rent in the listing they created, the Lister proclaims that they own full usage rights for said photos. If a Lister uses a photograph that they do not own legal rights to, UnRents.com holds no responsibility to the owner of the photograph. UnRents.com is not responsible for any errors or false information posted by Listers and does not warrant the accuracy of the information posted in any of the listings published on the site.
UnRents.com reserves the rights to delete any listing on the site without any notification. Any listing found with content deemed as inappropriate will be deleted. Examples of unacceptable content are and not limited to the following: profanity, pornography, violence, hate, and negative comments about any race, religion, nationality, or sexual orientation. All decisions on what is deemed unacceptable content are determined by UnRents.com and are final.
Once listings are published on UnRents.com, they become property of UnRents.com. Unauthorized use of the content by an individual or entity who did not create the content on UnRents.com is strictly prohibited.
UnRents.com reserves the right to remove hyperlinks on listings that link to sites deemed as inappropriate. This includes placing links on UnRents.com to help boost SEO ratings of another site. Use of the site is limited to offering for sale unrented periods of time in vacation homes.
Privacy
In order to use UnRents.com as either a Lister or a Renter, you must provide personal information. UnRents.com will not share, sell, or distribute your personal information to any third parties. Please review the entire UnRents.com privacy policy by clicking here.
UnRents.com may, however, use personal information to reach out to both Listers and Renters to inform them of information or services offered by UnRents.com.
General
You acknowledge and agree that the risk arising out of your use of UnRents.com remains with you. UnRents.com will not be liable for any damages including lost profits, loss of data, loss of goodwill, computer damage, bodily injury or emotional distress arising out of use or in connection with the Site.
In the event that a user’s information is stolen through phishing and the thief uses the information to pose as someone else, UnRents.com is not liable for any and all damages that result from the incident.
You agree to release, defend, indemnify, and hold UnRents.com, its owners, employees, and agents harmless from and against any claims, liabilities, damages, losses, and expenses, including, without limitation, reasonable legal and accounting fees, arising out of or in any way connected with any such situation that has originated with use of the Site.
These Terms will be interpreted in accordance with the laws of the State of Connecticut and the United States of America, without regard to its conflict-of-law provisions.
